Six steps to the front porch

How do you buy a home in the Savannah area? Start with a budget conversation and mortgage pre-approval, search homes that fit, make a competitive offer, then complete inspections and the appraisal before closing, usually about 30 to 45 days from accepted offer to keys. Here is how Andrea walks you through each step from Savannah to Hilton Head Island.

1

Coffee & game plan

A real conversation about your budget, your must-haves, and your timeline. No scripts, no pressure, and every question is a good question.

2

Get pre-approved

Andrea connects you with trusted local lenders so you shop with real numbers and your offers carry weight from day one.

3

The hunt

Curated showings across coastal Georgia and the Lowcountry, honest walk-through commentary included. If a house is wrong for you, she will say so.

4

Offer & negotiate

Sharp comps, smart terms, and a negotiator who protects your money like it is her own. Two terminated contracts once taught her clients to trust the process. House three was the one.

5

Inspect & protect

Vetted inspectors and contractors, straight answers about what matters and what is cosmetic, and repairs negotiated on your behalf.

6

Keys & confetti

Closing day is celebration day. And the relationship does not end there. Andrea checks in, shares contractor contacts, and stays your real estate person for life.

Common buyer questions

How do I start the home buying process?

Start with a conversation, not a listing app. Andrea talks through your budget, must-haves, and timeline, then connects you with a lender for pre-approval so you know your real number before you fall in love with anything. From there the search is focused instead of overwhelming.

How much do I need for a down payment?

There is no single magic number. Some conventional programs start around 3 percent down for qualified buyers, and VA and USDA loans can be zero down for eligible buyers in eligible areas. Your lender confirms what you qualify for; Andrea makes sure the plan fits the homes you actually want.

Does hiring a buyer's agent cost me anything?

Agent compensation is negotiable and spelled out in writing before you tour homes, so there are no surprises. Andrea walks you through exactly how she gets paid up front, and you decide before committing to anything.

How long does it take to buy a house?

The search takes as long as it takes to find the right home. Once you are under contract, closing commonly runs about 30 to 45 days with financing, driven by the loan, appraisal, and inspections. Cash purchases can close faster.

Can I buy a home in Georgia or South Carolina from out of state?

Yes. Long-distance purchases work through live video showings, digital signatures, and remote closing arrangements, with Andrea as your eyes on the ground for anything a listing photo won't show you.
